THE horse stud at Wadham Park, Seymour, is on 189 hectares and includes houses, stables and a full range of facilities for thoroughbred racing, training and breeding.

The property is among other studs on Northwood Road, eight kilometres north of Seymour and about a 75-minute drive from Melbourne.

Previously known as Newlands Farm, the preparation, breeding and stud property stood the Australian racehorse and stallion Kempinsky. Wadham Park was bought in 2007 by horseman Dale Sutton.

There are five houses on the property, comprising a two-bedroom owner's cottage, a three-bedroom manager's home, another three-bedroom home with an idyllic billabong outlook and two staff cottages.

The high-quality stable complex includes two stable buildings with 36 boxes, a 12-horse walker, veterinary facilities adjoining an office, teaser stall, a mare stall and additional infrastructure.

The property has a frontage to the Goulburn River, with a 100-megalitre water usage right. The irrigation system includes a three-phase electric pump from the river, delivering water to a reticulation system covering half the property.

Selling agent Peter Hawkins, said "any trainer or thoroughbred racing person would quickly assess the replacement value of the facilities available on Wadham Park Seymour. Its location and outstanding facilities are clearly world class."

For sale by tender closing at 2pm on Friday, March 26.

Further details are available from Peter Hawkins (0418 317 440) or Rob Childs (0419 579 558), of Pat Rice & Hawkins.
