Self-managed superannuation funds have been able to invest into direct property for some time.
The use of limited recourse borrowing arrangements helped facilitate this, but now there are new rules around borrowings and how they are applied under the transfer balance pension cap.
The $1.6 million pension account balance limit also impacts those who hold property inside their fund if the value of the asset exceeds the cap.

There are definite advantages, but in some circumstances it may be more beneficial to hold property outside of the superannuation regime. We will also look at unit trust property investments in SMSFs, and delve into scenarios such as property developments and subdivisions.
